What do we mean by "online booking tool" or "web-planning"?

For all our “N’PY Owner-Renter” packages, we provide software that allows you to set up your property by entering descriptions, rates, photos, and an availability calendar that you can modify at any time. This tool lets you market your property on n-py.com and your resort’s website. For second-home owners, it’s an opportunity to optimize your property’s profitability or earn additional income by significantly increasing its visibility online.

What does it mean to be listed on n-py.com and your resort's website?

Your property will automatically appear on the N’PY brand website, which has grouped the following resorts since 2004: Peyragudes, Piau-Engaly, Grand Tourmalet (La Mongie-Barèges), Luz-Ardiden, Cauterets, Gourette, and La Pierre St Martin. N’PY is the number one choice for holidays in the Pyrenees, thanks to a high-performance website recording over 4 million visitors and 13 million page views each year.

Your property will also appear on your resort’s website and can be booked either via an online booking button or a search engine.

N’PY Résa is a tourism marketplace.

What is a tourism marketplace?

A tourist marketplace is an online platform where customers can book all the services they need for a mountain stay in just a few clicks: accommodations, ski passes, ski lessons, equipment rentals, spa access, and more.

The marketplace works through a software bridge that allows real-time updates of providers’ products (descriptions, prices, availability). During the booking process, the customer selects the products they want and makes a single payment. Each provider then receives the booking and payment. Contracts and payments are made directly between the provider (seller) and the client (buyer).

N’PY Résa also offers an optional cancellation insurance for 4.5% of the basket price. At the end of the booking, the customer sees a summary of all selected services. A 5% service fee (capped at €49) is applied by N’PY Résa.

What is N'PY?

N’PY is a brand created in 2004 by ski area management companies. It includes 7 ski resorts: Peyragudes, Piau-Engaly, Grand Tourmalet (La Mongie-Barèges), Luz-Ardiden, Cauterets, Gourette, La Pierre St Martin, and 2 tourist sites: Pic du Midi and Cauterets-Pont d’Espagne.

The goal of N’PY is to promote the Pyrenees destination beyond its territory and to develop activities at its resorts.

When and how is payment for the reservation made?

Through the secure Stripe payment platform included in the package, the payment for your apartment reservation, according to your settings, is transferred directly and automatically to your bank account within 72 hours.

What happens once my property has been booked by a guest?

The booking software we provide (Open Pro Meublé) simplifies the rental process: when a guest books your property, your calendar updates automatically, and a booking confirmation is sent to the client. You will also receive an email notification with your guest’s full contact details to organize the rental and check-in.

I’m not good with computers!

No worries! The booking software (Open Pro Meublé) is highly intuitive and easy to use. We guide you through the initial setup, and a dedicated contact (your resort representative) is available year-round to answer your questions. This is the advantage of choosing a 100% local solution!

The EU directive on administrative cooperation in the field of taxation (DAC7) is an annual reporting obligation that came into effect on January 1, 2023. This directive aims to create greater transparency regarding the revenue earned by sellers (like our partners) through digital platforms. Ultimately, it aims to simplify tax collection by European tax authorities.

As a digital marketplace, we are legally required to collect and report information on transactions made by our merchants in order to comply with the DAC7 directive. This obligation aims to prevent tax fraud and ensure fair competition.

The DAC7 directive applies to private and professional traders who receive income from the marketing of a product or service when they are residents of an EU Member State or when that product/service is located in the EU.

Yes, we take the protection of your personal data very seriously. All information collected is stored securely and is only accessible to authorized personnel. We comply with data protection regulations, such as the GDPR.

If you do not provide the required information, we may be unable to allow you to use our platform for your transactions. Furthermore, you may be subject to tax penalties from the relevant authorities.

You only need to provide the details of the person who signed the brokerage contract once.

The DAC7 directive declaration is an annual reporting obligation. Your information will be transmitted at the beginning of each year for all income and information from the previous year.

A personalized link will be sent to you by email. You can complete this email and we will save the updated information.

Your information will be transmitted if you have received funds via our platform since January 1, 2023.

- Rental property address for landlords

- First Name - Last Name

- Main Residence Address

- VAT Number, if applicable

- Fees and commissions charged by N'PY

- Amounts paid to you for hosting clients on the N'PY platform for each quarter

- Bank account or payment service account ID(s) to which the money was paid

- Your country of residence and the country where your properties are located

- Tax Identification Number (TIN) of your country of residence and each country where you offer accommodation

- Address of each property

- Land Registry Number for each property (if available)

- Number of nights rented for each property

In France, the NIF is known for individuals as the "Tax Number" or "Reference Tax Number". This 13-digit number appears on the pre-filled income tax return, the tax assessment notice, the housing tax bill, and the property tax bill.

We collect the following information:

- Company name/Legal name

- Contact details (address, phone number, email)

- SIRET number, VAT number

- Tax identification number (NIF)

- Land registry number for each property for hosts (if available)

- Company name/legal name

- Registered company address

- VAT number, if applicable

- Fees and commissions charged by N'Py

- Amounts paid to you for the sale of services to clients on the website www.n-py.com or via the payment solution provided for each quarter

- Land registration number for each property (if available) and number of nights rented for hosts

For businesses, this is the SIREN number, a 9-digit number.

Stripe is an online payment platform that allows businesses to process payments via credit card, debit card, and other payment methods. It is used by millions of businesses worldwide to manage financial transactions securely.

As a partner merchant, you will receive an email containing a link to your Stripe account. Simply fill in the required information to validate your account, activate it, and receive your funds.

To validate and activate your Stripe account and receive the proceeds from your online sales, you must upload your bank account details (RIB) and a valid form of identification.

KYC (Know Your Customer) is an identity verification process required by financial regulators to prevent fraud and money laundering. Stripe uses KYC to verify merchants’ identities and ensure the security of transactions.

All information entered on Stripe is encrypted using strong encryption protocols. This ensures that sensitive data is protected from unauthorized access. Information provided during the KYC process is strictly confidential and used solely to verify merchants’ identities in compliance with legal and financial regulations.

To complete the KYC process on Stripe:

  1. Click the link in the email you received.
  2. Follow the steps, verifying and completing the requested information.
  3. Upload the required documents.
  4. Submit the information for verification.

KYC verification can take anywhere from a few minutes to a few days. Stripe will notify you by email once the verification is complete.
